Sebastopol: a super cute town with a lot of people who moved here in the 70s, 80s, and 90s. It's very engaged, people have a lot of pride, and it's the gateway to the Russian River, Bodega Bay, and the redwoods if you're coming from the Bay. It sits on the western edge of the Laguna de Santa Rosa, the second largest freshwater wetland in Northern California.
A new setting. A practical plan.
Relocating to West Sonoma County
A move to West Sonoma County starts with more than finding a house. I help you connect your budget, work routine, travel plans, and property needs with a home you can evaluate confidently.
We can begin by clarifying your priorities, planning a useful visit, and identifying the questions that need local, in-person attention before you decide.
Who's Moving Here
I'm seeing a lot of people who left California and want to come back, plus buyers from Hawaii, Colorado, Texas, and Oregon. People love it here. It's beautiful, the food is great, people are friendly, and the healthcare is good.
Define the Move Before You Narrow the Search
- Timing: your move window and any sale or lease commitments.
- Budget: purchase range, financing, moving, repairs, and ongoing ownership.
- Routine: work, internet needs, travel, and everyday services.
- Property uses: guest space, a workspace, gardening, or land.
What Surprises Newcomers
Newcomers are often surprised by the slower pace of life. There's less traffic and lots of open space. Mornings are often foggy, burning off by around midday. The closer you are to the ocean, the more fog and the milder the temperatures. The further east you go, the hotter the summers and the colder the winters.
West County Towns at a Glance
Forestville: also really cute, on the Russian River, with a range of housing including more affordable homes.
Occidental: a small town in the redwoods between Sebastopol and the ocean, with a great Thursday evening farmers market in summer, a new hotel being built, and fun little restaurants and shops.
Graton: just north of Sebastopol, with strong agricultural roots and committed residents who are building a downtown square and revitalizing the area.
Santa Rosa: think of it in quadrants, with Highway 101 running north-south and Highway 12 running east-west. The northwest has bigger, flatter, more rural lots (some call it Sebastarosa). The southwest includes Roseland, and the further west and south you go, the bigger the lots, with more agriculture, horses, and farm animals. The southeast has some new development around Taylor Mountain, a great park to explore, and Bennett Valley. The northeast is more hilly and includes downtown, the JC neighborhood, Montgomery Village, and Rincon Valley.

Getting Here and Back
The Charles M. Schulz Sonoma County Airport in Santa Rosa is a huge perk. It keeps getting busier and the secret is out, but it's still charming and fast: park, walk through TSA, and walk out on the tarmac to your plane. Parking and security take a few minutes longer than they used to, but there are nonstops on Alaska, American, Delta, and Southwest to cities up and down the West Coast, plus Phoenix, Salt Lake City, Denver, Dallas, and Austin. And the whole airport has a Peanuts theme, with Snoopy, Lucy, and the gang everywhere, because Charles Schulz lived in Sonoma County.
Fire Insurance, Commute, and Prices
Get Insurance Quotes Early
Fire insurance in California is a moving target. Inside city limits, you can often get a regular policy from a standard insurer. In rural, higher fire risk areas, the only fire option is often the California FAIR Plan, the insurer of last resort. In that case most of your policy is with a standard insurer like Farmers or State Farm, and the fire portion is through the FAIR Plan. Prices vary widely, so get quotes early.
Consider Your Commute
San Francisco is about an hour away. Highway 101 south is slower during the morning commute, and 101 north is slower in the afternoon and evening.
Compare Your Buying Power
The average home price here is about $900,000 right now. That goes further in Santa Rosa or Forestville and buys less in Sebastopol or Healdsburg.
Check the Responsibilities Behind the Setting
Access, Services, and Systems
Check road and maintenance responsibilities, water, septic, drainage, and the services available at the address. Review the home’s systems and maintenance history alongside the setting.
Land and Additional Buildings
Review records for guest units, studios, and other structures. Confirm the permitted uses you intend to rely on, and identify any property-specific inspections or agency questions.
My guides to rural and acreage properties, ADU and multi-structure properties, and vineyard and estate properties explain what to investigate for each property type.
Make Your Home-Search Visit Count
Give the Visit a Clear Purpose
Share your criteria and the dates you can realistically be here. We can discuss which properties are worth investigating and which appointments can be confirmed. Leave time between showings to test everyday routes and allow for a second look.
For the detailed itinerary and a consistent way to compare homes, read my West Sonoma County home-search visit guide.
Keep Remote Decisions Organized
Agree on communication windows across time zones, keep a shared list of property questions, and identify who needs to attend each visit. Before you leave, decide what information is still needed and what happens next.
We can also explore off-market opportunities alongside suitable public listings.
Relocating to West Sonoma County FAQs
What should buyers moving from Hawaii plan early?
Ask moving providers about shipment, storage, and delivery timing, and include those answers in your transition plan.
Can photos or video replace a visit?
They can help narrow choices and identify questions, but they cannot answer everything about condition, setting, access, or daily life. They also do not replace an appropriate inspection.
How do I verify internet and services?
Check service availability for the specific address with the provider and confirm the options meet your needs. Also investigate the routes and access to the services you regularly use.
Should I coordinate a sale before buying?
Bring any sale, lease, or financing commitments into the planning conversation early. Discuss sequencing, timing, and financing options.
Prices, flight schedules, and insurance change. Confirm property details, financing, and coverage before committing.
